Understanding the basics of home insurance isn’t as tough as some make it out to be, you surely don’t need to be an expert to understand the basics. By taking the time to inform yourself you can help keep your premiums low and know without a doubt what is covered.
Insuring The Home (Dwelling)
Your purchase price isn’t always the price for which your home should be insured. With rapid market changes many are choosing to insure for more than their purchase price or current market value but prior to the market boom people would often insure for less than market value. Our job as professional agents is to help sort through and determine the replacement value and costs of your home so that your property is fully protected against any and all unfortunate events.
Dwelling coverage can also cover other structures on your property including sheds and detached garages, but most companies will often exclude your pool cage unless it’s specifically requested. Our job is to ensure that you have proper coverage, including pool cages and screen enclosures and that nothing is left unaccounted for. After Hurricane Charley and Wilma the second most common claim filed after roof damage was pool cages, we want to make sure you are covered.

A few decades ago the majority of personal products being insured inside the home were furniture, in today’s market more money is being spent on electronics, televisions and computers and taking the time to make sure you know how coverage works and that everything is adequately covered is something we always review.
Liability coverage helps protect against unfortunate accidents that happen from time to time, which occasionally result in lawsuits. If someone is injured or property damage that you or your family may cause to other people on or way from your property could result in a lawsuit, liability coverage will help provide legal defense expenses and protect your assets. It’s also recommended that a Personal Umbrella Policy be put in place to protect higher amounts and additional accidents.
While Florida doesn’t have ice problems a slip and fall isn’t uncommon and could happen in your home. If a visiting friend happens to slip and fall, they may sue you for damages; guest medical coverage portion of your homeowner’s policy can reimburse your guest for the medical expenses and related costs as a result of their accident on your property. From emergency room visits, ambulance transportation and medical / surgical.
What determines the price of my home?
There are dozens of factors that help determine the market value of your home and in turn, what your insurance policy should be valued at. You should always purchase homeowners insurance to fit your specific needs, there is no one size fits all. By taking the time to properly assess a home’s value we can save hundreds and even thousands of dollars on a policy while maintaining the current coverage and in some cases, providing better coverage. Here’s a few of the factors that can affect the current market value of your home and what could be used to assess the insurance policy.
- The age of your home, roof and add-ons or updates
- Type of roof, shape and pitch
- Previous claim history and any prior losses
- Gaps in coverage
- Location of home and proximity to water. Generally speaking, the further inland you are the cheaper your annual premium will be.
- Which coverage limits you choose for dwelling and personal property
- The deductibles you chose for your home insurance policy will also have a dramatic impact on your premium. The lower your premium you carry, the more out of pocket expense you will incur in the event you need to exercise your policy. This can be a great risk in Florida. Most Floridians carry two deductibles, one for hurricane and one called “All other Perils” which covers all events that aren’t a hurricane.
